POSITION SCOPE

Highly motivated self-starter with a proven record of handling multiple responsibilities, projects and initiatives of varying scope and delivering high quality results within defined timelines. The Superintendent is solely responsible for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and applicable codes.

Superintendent shall schedule and sequence all subcontractors and vendors, as well as ensure their completion of work within time allowed. For multi-unit projects, this will require the management and updating of the project schedule and the sequencing of subcontractors to allow for a tightly sequenced schedule between individual units to allow concurrent and rolling work efforts for timely and efficient completion of the entire phase and/or project.

 

The Superintendent shall be responsible for the coordination of work directed in the field, provide work is performed in accordance with plans and specifications. Conflicts or revisions to the plan shall be communicated with the project team for resolution, prior to execution of work that deviates from the approved plans. The Superintendent shall establish and enforce job site quality control programs to ensure quality completion of construction.

 

Superintendent shall supervise all subcontractors, and construction related vendors on a daily basis. This supervision shall ensure adequate manpower is available for each task and compliant work performed. Superintendent shall supervise any applicable Assistant Superintendents and/or Laborers.

 

ESSENTIAL FUNCTIONS AND PRIMARY RESPONSIBILITIES

  • Schedule subcontractors, consultants, and vendors in critical path coordination to ensure timely completion of tasks, subtasks, individual units and the entire project(s) at hand.
  • Perform quality control duties and responsibilities regarding the work being
  • Produce, maintain and update weekly a highly detailed construction project schedule

tracked against a “baseline” schedule in Microsoft Project.

  • Communicate with project team regarding ASI’s, RFI’s, and
  • Ensure that subcontractor is fully executing and complying with his contracted scope of
  • Coordinate required inspections with local
  • Identify subcontractor non-compliance with safety, health, and environmental quality
  • Identify conflicts in construction progress and communicate them to project team for
  • Maintain daily log (written and photography) of activities on the
  • Perform Superintendent duties at multiple job sites,
  • Ensure subcontractor has corrected all deficiencies identified by project
  • Walk all units on project daily to monitor activities, inspect for deficiencies and assist in future planning.
  • Preside over weekly subcontractor meetings designed to coordinate the
  • Issue notices of non-compliance to subcontractors in regards to quality of work or
  • Ensure that the job site is always kept in a clean and organized
  • Perform job progress and completion punch list identification and
  • Assist in budgeting, bidding, and award of
  • Assist in obtaining permits or approval of
  • Gather project material submittals and maintain records of approvals at the job-

 

  • Coordinate homeowner unit specifications with project team and
  • Identify areas of work that are outside of subcontracted
  • Preside at pre-construction meeting with each
  • Opening the jobsite at beginning of the day and securing the jobsite at the end of the
  • Assist in hiring sub-tier
  • Special projects as assigned by Manager(s).

EDUCATION / EXPERIENCE

An undergraduate degree in a related field is preferable. Minimum of five years of experience, thorough knowledge of trades and be computer literate. Experience in high-end residential, multi- unit and/or multifamily housing is preferred. Experience and proficiency with Microsoft Office (Outlook, Excel, Word & Project) is required. Working knowledge of project management software (CMiC experience is not required but is a plus). Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

 

LANGUAGE SKILLS

Ability to speak Spanish at a level to allow effective verbal communication with subcontracts and tradespeople.

 

MATH / FINANCIAL SKILLS

The position requires the ability to read, understand and work with various software, financial spreadsheets, proformas, budgets, forecasts cost estimates and related numerical information. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions,

 

percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

 

PHYSICAL DEMANDS

The position requires the ability to perform tasks onsite within projects under construction that may have restricted access such as stairs or uneven terrain. Physically lift up to 100 lbs. Endurance and ability to visit entire job site, including stairs or other elevated structures.

 

WORK ENVIRONMENT

There will be extended periods of time spent in an office at a desk, however, the position also requires the extended periods of work onsite within properties and/or projects which are under construction and exposed to outdoor elements/conditions at altitude (+\- 7,000′).

 

While performing the duties of this position, the employee is regularly exposed to wet, snowy, cold and hot conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; outside weather conditions; extreme cold and extreme heat. The employee is occasionally exposed to toxic or caustic chemicals; risk of electrical shock and risk of vibration. The noise level in the work environment is usually loud.

Salary Range: Competitive relative to experience and qualifications.
